Skyline Tower Condominium
Private Rental Rules and Regulations
All Skyline residents who wish to rent any amenity spaces at Skyline Condominium for private gatherings may do so in accordance with the following rules and regulations.
1. Charges are based on the general operating hours of the facility. The facilities will be charged as follows: i. Kid’s Room ($200 per rental, 2-hour rental) (Only available during operating hours) ii. 3rd Floor Lounge ($400 per rental, 4-hour rental) (Available 9AM-11PM) iii. 5th Floor Lounge and Deck ($650 per rental, 4-hour rental) (Available 9AM-8PM) Please note that bouncy castles, tents, live performances and tables are not permitted on the terrace space. Tables are only permitted in the kitchen area. iv. Any additional time is $100- $300/ per hour, depending on the space. v. All fees must be paid no later than 7 days prior to rental. vi. Decorating and clean-up are part of the rental times.
2. All time for setup and breakdown of the facilities needs to be paid for and included in the contracted hours.
3. A reservation is required for any space when there are 6 or more people in your party including yourself. Party set up i.e. any type of presenter (clowns, puppet shows, soloist) is not permitted when the space isn’t rented. Catering and decorations are also not permitted unless space is rented.
4. Parties include all residents; inviting other residents does not exclude you from having to reserve a space and paying the associated fee.
5. Only one reservation is permitted per day for each space.
6. Music must be kept at a reasonable level so as to not disturb other residents. Building staff are permitted to request you lower the music if it is not deemed to be at a reasonable volume and the staff receives complaints. Live music and DJs are not permitted; bluetooth devices may be used.
7. Fees: All fees must be paid via the URBN Playground App or check payable to URBAN Playground Inc and are due no less than 7 days prior to the event. Reservations are not valid unless payments are received in full 7 days prior to the event.
8. The amenity spaces may not be reserved on the following holidays; New Year’s Eve, New Year’s Day, Valentine’s Day, St. Patrick’s Day, Easter, Mother’s Day, Memorial Day, Labor Day, Independence Day, Father’s Day, Halloween, Thanksgiving, Christmas Eve and Christmas Day. Additional dates may be added at the Board’s discretion.
9. General cleaning is the responsibility of the person renting the space. Cleaning responsibilities include the following: a. Cleaning all counters and tabletops of the space and supplies, plates and cups, etc. b. Placement of all trash and debris into appropriate receptacles. c. Securing all trash in garbage bags. d. URBN Playground and AKAM have the discretion to charge a $150 cleaning fee if it is deemed that the resident did not clean up after themselves.
10. Decorations - Hanging decorations are not permitted on the walls.
11. All vendors must currently have insurance liability coverage of $1,000,000.
12. Children under the age of 16 are not allowed use of the lounges, pool deck and fitness area without parental supervision. The URBN staff is not permitted to accept responsibility for supervising children in any area of the amenities. Baby carriages, strollers, playpens, or the like are not permitted on the pool deck and in the fitness center and cannot be stored in the lobby or hallways during a party.
13. A maximum number of users shall be permitted in the space at any given time. Please see schedule A for the number of users permitted by space.
14. A guest list must be provided to Skyline Tower /URBN Playground at least 48 hours prior to the event.
15. Noise levels must be appropriate for the spaces and are determined by Skyline Tower Condominium/AKAM Associates /URBN Playground.
16. This agreement permits access only to the amenity space requested - not to other areas in the building.
17. Skyline Tower Condominium/AKAM Associates /URBN Playground is required to manage the door and gate access as per the guest list submitted.
18. All electrical decorations must comply with Skyline Tower Condominium/AKAM Associates /URBN Playground rules and must not disturb, disrupt, or damage residents, plant life, or the structures themselves.
19. The spaces are a “clean venue” there are no porters on staff, no equipment including but not limited to ladders, extension cords, tape, additional lighting will be provided.
20. Storage is not available in Skyline Tower Condominium Amenity spaces overnight, or anytime outside of the contracted party time. All supplies must be brought out of the facilities by 11:00 PM (8:00 for outdoor terrace). All materials must be removed before the spaces open the following day or a moving fee applicable to the time needed to move the goods and supplies will be charged.
21. The outside terrace cannot be tented.
22. Heating lamps are not allowed on patios.
23. Cancellation policy: a. Outside of 30 days of event full return of monies. b. Outside of 7 days of the event 50% of the reservation fee is returned. c. 100% forfeiture of the reservation fee within 7 days of the event. d. Rain date available dependent on availability of the space.
24. No parking or trucks in front of the building. All drop offs must be done via the designated delivery or freight entrance.
25. No animals allowed in the spaces.
26. No unusual or objectionable odors.
27. No open flames and lit candles.
28. The resident must be present for the entire duration of the function.
29. Residents may not charge admission to his/her guest and may not sell products or services. All profit-making activities are prohibited.
30. Residents are responsible for all damages occurring at their gathering. Pre and post inspections will be performed with the resident and an URBN Playground representative. Any existing damages will be listed on the pre-rental report and the resident will not be held responsible for those damages. Damages occurring during the gathering will be documented by the URBN Playground representative and signed off by the resident at the conclusion of the rental. Charges for damage will be determined by an URBN Playground team member and the security deposit will not be returned.
31. Skyline Tower Condominium/AKAM Associates /URBN Playground reserves the right to terminate any rental which, in the sole judgment of the management, is inappropriate or results in unlawful conduct or activities which violate the rules and regulations stated.
32. Skyline Tower Condominium/AKAM Associates /URBN Playground will require evidence of insurance from any caterer or other vendor for hire for access to the premises seven (7) days prior to the rental of each amenity space. The insurance rider must name Skyline Tower Condominium/AKAM Associates /URBN Playground as additional insured as insured in an amount no less than $1,000,000 per the attached Schedule.
33. The resident agrees to defend and hold harmless Skyline Tower Condominium/AKAM Associates /URBN Playground, their agents and employees, and their agents, employees, from any liability whatsoever arising from the use and/or occupancy of the facilities by itself, guests, employees or agents.
34. Amenity spaces not rented by the resident are off limits to all vendors and guests of the resident.
35. A $1,000 security deposit is required for all rentals. Security deposits must be turned in at the time of booking. All security deposits must be made with a check or money order. Security deposits are refundable, subject to post-inspection for damages within 14 days of the event.
36. Residents must be at least 21 years of age.
37. Rentals may not go later than each amenity areas’ specified times.
38. Residents wishing to serve alcohol MUST obtain a catering service themselves and provide Skyline Tower Condominium/AKAM Associates /URBN Playground proof of a daily liquor permit allowing the vendor to serve alcoholic beverages seven (7) days prior to the date of the party. If your event is not catered a liquor permit is not required. The vendor must also supply the bartenders/servers in accordance with the New York City Liquor Laws. All rentals must be approved by Skyline Tower Condominium/AKAM Associates /URBN Playground Amenity Manager. Evidence of insurance must be provided per the requirements of these Rules and Regulations.
