Wellness, the URBN Way: Rethinking Self-Care and Fitness
The concepts of self-care and physical fitness are moving beyond a day at the spa and having a six-pack. Daily practices of drinking plenty of water, getting enough sleep and unplugging from work are more vital forms of taking care of oneself than sporadic special treats or crushing it at the gym.

Physical fitness means nothing if it does not include total mind and body wellness - which comes from a commitment to put the following practices into your daily routine:
1. Prioritizing Self-Care
Americans (and those from other countries that struggle with overwork) have tried for several decades to define success as tireless busyness and personal accomplishment. But we feel that people are realizing the weakness of this approach. Self-care — particularly the well-informed type that prioritizes activities and experiences that contribute to overall happiness in life — is a very important cultural trend which informs URBN Burn’s fitness programming.
2. The Rebranding of Sleep
The “I’ll sleep when I’m dead” mentality is over. The importance of sleep is something that Americans have finally begun to pay more attention to, starting in the 2010s. This has only picked up in importance, with books like Arianna Huffington’s The Sleep Revolution (2016) dominating the mainstream consciousness. Medical science today highlights the many important ways consistently sleeping long enough and well enough is linked to better health and performance. With URBN Burn, sufficient sleep and rest is a key component incorporated into our program routines as well.
3. Strength Training Goes Mainstream
We strive to make space for everyone’s body and fitness level. The “crushing it” mentality is a great motivator for some, but not for all. Our bodies are not meant to work at an all-out pace or hitting max personal records at every workout. Rather, a well-rounded focus on movement in general should be prioritized. We program our fitness centers for modalities that include HIIT-style work, along with gentler forms like yoga, barre and pilates so that each individual can meet the needs appropriate for their body.
4. Muscle Recovery Tools Show Up Everywhere
Another fitness trend that’s taken root in the past few years (and should continue) is the increased attention to post-workout muscle recovery and myofascial release. In gyms where URBN Burn operates, we create relaxing areas with tools for myofascial release and stretching. A specific example is foam rolling, which can be done before and after a workout. Rolling can reduce post-exercise muscle soreness because it increases blood flow to the affected area. It’s not a cure-all, but for tight muscles, a lot of people find it to relieve pain.
5. Paying More Attention to Mental Health
There has been great progress in recognizing the role of our mental and emotional health in our overall well-being. Decades ago, meditation and mindfulness were too spiritual to be talked about in offices and schools. Today, major food brands have introduced plant-based options, and major thought leaders, scientists, and celebrities are endorsing a plant-based diet. At URBN, we believe there are many benefits to increasing the percentage of plants in your diet, even if you are not planning to go fully vegan.

We love the things that the boutique studios got right — creating luxe group fitness spaces, programmed with spirited cardio classes that span the spectrum of fitness modalities. Use Case #1: Coordinating Colors and Functions
Space design in broader terms refers to the surroundings that set the stage for the human interactions that follow; it considers factors such as floor space, acoustics, temperature, lighting and color schemes of the building.
Lighting and materials coupled with color schemes set the ambience of the activities and intended functions of the living space. Dark palettes create a moody and subdued ambience whereas brighter or softer colors, materials and lighting create a more calming or radiant setting. Red, for instance, is associated with raising energy levels in a room. Orange evokes excitement and enthusiasm. Meanwhile, blue creates a soothing atmosphere.
Colors can also amplify or subdue the physical dimensions of a room. A room can seem more spacious with lighter colors, or smaller and cozier with darker shades.
How does this tie in with service design? If you are catering to an elite audience who values privacy and discretion, you might think about selecting dark, warm colors and dim lighting and heavy curtains to set the mood. If you are catering to families with young children, you’ll want to pair amenity areas with bright natural lighting into the space, accentuated by bright colors. If you are planning for a fitness center or children’s playrooms, think strong, bold colors like orange. To create peaceful oases in spas and bathrooms, go for neutral, earthy colors reminiscent of sky, water, and sand.
Use Case #2: Incorporating Creative Wayfinding
Wayfinding is the means for people to use in navigating a space or in orienting to a physical place - it enables users to know where they are, find out where they need to go, and have access to other useful information.
Beyond what is essential and legally required in terms of wayfinding signage, developers can think about wayfinding in terms of the total service experience. They can also introduce innovative and creative elements to make it easier - and more enjoyable - for residents and visitors to locate rooms and amenities.
For instance, wayfinding is much more than just identification and directional - that is, labeling rooms and providing directional arrows. There are also informational signages that can not only offer useful information (such as about Wi-Fi details) but also provide entertaining or inspiring nuggets.
For instance, all over public buildings in the UK, you’ll spot “blue plaques” marking specific locations that famous people lived or frequented - from the house of the James Bond creator to the favorite local pub of C.S. Lewis. Or, a well known initiative in the hospitality industry is signage placed in bathrooms that encourage guests to reuse their towels to help conserve water and the environment.
Regardless of how you choose to approach your signages, it’s worth thinking about them with care, from a service-oriented perspective. This provides an opportunity to send a strong message about the creativity, culture, and brand identity of a building right from the moment a person walks in.
Use Case #3: Digitalizing Amenity Services
Modern buildings are now increasingly equipped with advanced sensors and digitized systems that enable a host of new functionalities that can be manually configured and autonomously run. These new systems create safer spaces and make necessities more conveniently accessible, freeing up more time for inhabitants.
Additionally, the COVID-19 pandemic has put in place many new measures to minimize physical contact that will likely take hold in building practices moving forward. Automatic sliding security doors that are accessible by ID cards; automatic soap, sanitizer, bidets and hand dryers; as well as automated temperature and motion-triggered lighting are examples of digital solutions likely to become ubiquitous in all buildings in the future.
Beyond automation within a space, such tech-enabled convenience can also be extended to the services that happen in that space. Many people already have their hands full juggling between professional and personal commitments, and can benefit from help when it comes to more mundane obligations - like cleaning, grocery shopping and so on.
This was the thinking that sparked URBN Playground’s concierge app. Beyond services that offer convenience for housekeeping services, laundry, and grocery shopping, the app also offers convenient booking of fitness classes, personal training, amenity space bookings, dog walking and pet sitting, and hair and beauty services to residents.
Bringing Spaces and Services Together
Creating a comfortable and safe living space for residents involves a synergy between designing for space and services. With the modernization of technology as well as innovation in architecture, residential spaces can benefit from marrying your approach to space design with your approach to service design. This will allow you to not only design visually-creative spaces but also functional ones, in which services operate in harmony, seamlessly. This harmony is what will set you apart from competitors in creating value to customers.
Working Out vs Training with SMART Goals
You might be more interested in working out to relieve stress, improve confidence, and to simply stay active - and there is nothing wrong with that. Any exercise program, whether it’s training (with more set guidelines and goals) vs. casually ‘working out’ or following an exercise program, is beneficial. However, in order to take your workout to the next level (in this case from working out to training), it is crucial to think about your goals.

“What time are you working out today?” It’s a pretty common question, and gets asked often. Well, what qualifies as “working out”? Take a moment and consider why you might work out in the first place. More importantly, what are your fitness goals? Here are some examples: weight loss, fat loss, weight gain, (muscle) mass gain, endurance, explosiveness, or simply mobility/flexibility. You may not realize it, but you likely have at least one, if not several fitness goals. But what if your goal is simply to improve your health?
You might be more interested in working out to relieve stress, improve confidence, and to simply stay active - and there is nothing wrong with that. Any exercise program, whether it’s training (with more set guidelines and goals) vs. casually ‘working out’ or following an exercise program, is beneficial. However, in order to take your workout to the next level (in this case from working out to training), it is crucial to think about your goals.
Expanding upon the idea of fitness goals, one of the basic principles we apply are known as SMART goals. SMART is an acronym, which can be effective when you make your way to the gym and realize you remember what each letter means. That said, let’s dive right in.
The “S” stands for “specific” and relates to identifying your true goal for fitness. A goal could be to lose weight, and while that is a great goal, it’s not very specific. Attaching a metric or number to the goal makes it specific. By attaching a number of pounds to the goal, we now we have a specific goal for which we can focus our attention. This provides an easy segue to the “M”, which stands for “measurable”.
The next letter, “A”, stands for “attainable”. It is important to be pragmatic and understand whether or not the goal is realistic. “Realistic” is the “R” in the SMART acronym. We focus on creating goals that are both attainable and realistic for each one of our clients.
Lastly, we have the “T” to address. Without the “T”, your fitness regimen can continue without any sense of direction. The “T” stands for “time-bound”. We aim to attach a timeline to the goals that are set. But what is the timeline? It’s important to analyze the goal with the timeline and set an actionable plan. For example, when weight loss is the goal, the average person can usually aim to lose around 1 lb/week. So if the goal is to lose 10 pounds, it will typically take 10 weeks to lose those 10 pounds and achieve the goal. Keep in mind that the timeline can be flexible, so life events such as a vacation, wedding, or any other event looming ahead should not deter from achieving the goal. The timeline can be adjusted accordingly to accommodate for those events. (*Trainer tip: if the goal is to gain muscle, the average gain per week is .5 pounds for men and .25 pounds for women).
Simply going to the gym and “working out” can end up being a pitfall. We recommend taking time to figure out fitness goals, whether it be one or more. We advise to prepare by writing down a few long term goals and one or two short term goals. Supporting Families Through Amenity Design
In the past, property developers used to boast state-of-the-art amenities, from swimming pools to well-equipped gyms and tennis courts. However, COVID-19 has rendered most amenities temporarily unusable. Daily activities we used to take for granted have been suspended or restricted for the time being.

However, COVID-19 has rendered most amenities temporarily unusable. Daily activities we used to take for granted have been suspended or restricted for the time being.
Convenience, flexibility, and peace of mind have become the new prerequisites in homes today, as residents seek to be relieved of additional stresses and chores under pandemic conditions – conditions which are likely to lead to long-term changes in work and living arrangements.
At URBN Playground, keeping abreast of changes in the industry is important to meet our customers’ evolving needs. With this in mind, here are the top 3 ways amenity design is making home living better for families today:
1. Flexible Living Spaces
For many of us working from home, encountering a kid crying in the background or a dog barking in the middle of a work call is the norm these days.
This has given rise to flexible, compartmentalized home design, with designated areas in the house for quiet or play, depending on the residents’ needs. Outside of work hours, collapsible walls or removable partitions allow play areas to be extended for playtime. During work hours, these same walls and partitions can be reinstated to provide some quiet for working in private while allowing kids to run free.
As offices move into the home, storage space becomes scarce. Work files have to compete for space with toys and books spilling into open areas. The solution? Smart furniture allows for conservation of space while keeping belongings stowed away with little fuss. Sofas, beds and couches that have pocket doors as well as revolving book stands create more capacity that combines aesthetics and functionality, keeping residences tidy while still being able to be converted into a play area or workstation conveniently.
2. Digitalizing the Home
We look to our cell phones to organize just about every activity in our lives. From saving shopping lists, to scheduling meetings and responding to both personal and work emails. Residents today want to be able to access the amenities in their homes through their phones as well.
What had previously been only a pipe dream has become reality; our door locks, thermostats, lighting and security camera feeds can already be accessed and controlled remotely via smartphone. The digitalization of buildings also enables automated functions such as motion-sensor lighting and temperature controls that would achieve cost savings for the resident and reduce energy consumption.
More property developers today, including those that we work with at URBN Playground are starting to provide mobile apps and platforms that allow tenants to pay rent and utility bills, reserve amenity spaces and stay up-to-date with community information digitally. Instead of having to access bills and booking of spaces through separate devices and channels, home-related matters can now be resolved with a few swipes of the screen.
3. Luxury-as-a-Service
In 2018, nearly 63% of respondents to a survey conducted by the National Multifamily Housing Council (NHMC) stated that their lives are so busy that they are looking for ways to make fewer decisions daily. This is unsurprising; growing demands at work often leave the working demographic looking forward to coming home to recuperate, instead of worrying about dishes that need to be washed, trash that needs to be taken out, or bills that must be settled.
With the COVID-19 pandemic limiting access to retail, shopping has moved to online channels, accelerating a trend that had taken root even before the pandemic. In 2019, 1.92 billion people purchased goods online and e-retail sales exceeded USD3.5 trillion worldwide, which is expected to accelerate further into 2021. In response, some residences developed sophisticated inventory systems to support the deluge in deliveries by incorporating of technology and developing secure specialized parcel rooms that can accommodate oversized packages and even perishable items.
Amenity designers are recognizing that beyond a building’s physical facilities, time is a key luxury. This means incorporating ways to reduce or eliminate decision-making for residents by partnering with service providers to offer concierge services. These services can range from grocery delivery to house cleaning and maintenance, laundry and pet care.
In a Nutshell…
With the COVID-19 pandemic continuing, it is likely that present work-from-home arrangements will remain for the foreseeable future.
The search for new homes today will not emphasize state-of-the-art amenities as much as the need for flexibility, convenience and peace of mind, which can be met through amenities and home design that incorporates flexible living spaces, use of digital tools at home and new services that make home living worry-free.
Concierge in Today's Environment
COVID-19 has forced a dramatic shift in how businesses operate, forcing most of us, aside from frontliners, to adhere to social distancing practices. While these restrictions are understandably in our best interest to preserve public health, they can disrupt daily routines and add more stress to people’s already hectic schedules.
Do I really need the extra grocery run? Will I put my family at risk by going to the supermarket during Covid-19? How do I find out what are the Covid-adjusted hours for my local pharmacist? These are the questions residents face daily at a global scale.
COVID-19 has forced a dramatic shift in how businesses operate, forcing most of us, aside from frontliners, to adhere to social distancing practices. While these restrictions are understandably in our best interest to preserve public health, they can disrupt daily routines and add more stress to people’s already hectic schedules.
Can residents outsource these daily decisions to another party so that they can conserve their time and energy for family and their careers? The answer is yes, with concierge services reimagined for today’s needs.
What is a concierge?
The history of the term “concierge” dates back to medieval times, with the original concierges charged with the gatekeeping of entrances to buildings and acting as a guide for visitors to medieval castles. Today, the concierge is usually associated with friendly, helpful front desk staff who greet you at the entrance of hotels, resorts and luxury residences.
When we think of a concierge, we think of individuals who are resourceful in offering recommendations and quick in anticipating, as well as meeting, your needs. While the concierge has typically been associated with wealth and used to be accessible only to the wealthy, modernization has expanded the concierge’s role, making it more widely accessible.
What concierge services exist today?
Concierges are meant to be versatile, performing just about any function that is required of them. Modern concierge services help customers handle routine, administrative and ad-hoc tasks so they can devote their attention to other priorities. Additionally, customers can leverage the concierge’s expertise and network of resources rather than having to devote search costs to making decisions on their own.
The scope of duties of personal concierges are wide, ranging from making travel plans, booking reservations, planning events and handling the house chores such as grocery shopping. The flexibility of payments for concierge services is another plus point; Fees for concierge services can be structured on a monthly basis, on an on-demand basis or a combination of the above, giving further options for today’s customer to opt in for the services they need.
Concierge services are also relevant for more specialized and customized needs. COVID-19 has forced most residents, particularly the elderly, to stay home, limiting access to many essential services including medical facilities. To make matters worse, hospitals have been inundated with COVID-19 patients, further discouraging hospital visits by individuals with compromised health conditions. Medical concierge services grew to provide personalized care to clients with specific ailments and skip the wait-times in conventional hospital visits. This trend is likely to persist even after COVID-19, given the increased flexibility and convenience that consumers have grown to appreciate.
The future of concierge services
The increasing digitalization of services has also expanded concierge services to online channels. Clients are now able to obtain concierge services with just a few swipes of the screen or punches on the keyboard. In the hospitality industry, hotel concierge services already offered guests the ability to request room service, food and beverage or enquire about other information such as opening hours of the gym and restaurants. Today, this means being able to request for services instantly via an app, on the way back to the hotel from a sightseeing trip, without needing to pick up the phone and call reception.
As proponents of the digitalization of services, at URBN Playground we have developed our own in-house concierge app that facilitates easy access for our customers to the amenities and services offered by the properties we service. Our app enables our residents to book just about anything, such as health and fitness, rentals and accessories, home and pet care, event reservations, e-interior design, and shopping, amongst others. While traditional concierge services have been designed only for the upper crust of society, the needs and demands of modern society have expanded the relevance of concierge services. Today, from the busy mother having to balance her job and her kids, to the busy executive who needs to entertain and host client meetings, to the medical patient seeking specialized medication and advice from home - almost any middle-class customer can access and benefit from concierge services.
Concierge services are no longer limited to physical interactions either: the use of apps enables multiple concierge services to be offered on a single platform, 24/7. In today’s fast-moving, rapidly-changing world, concierge services are no longer seen as a status symbol, but as a vital tool in helping us cope with our everyday life.

Consistency is Key
We achieve consistency through meeting our bodies where they are at. If you are starting out a new program, approach your new regime gently. Start out with one day, then add another. We often feel that training is an “all or nothing” experience - and it does not have to be. We believe it is better to do what you can realistically manage and feel good about it!
Find Your Passion
Find what you enjoy and not what you feel you ”must do”. We often hear people say, ‘well, I love to dance, but I know I need to do hard cardio or strength’. Here’s the truth, dancing is a workout! As part of our program at URBN Burn, we pride ourselves on having something for everyone - including a dance fitness class offered complimentary on Instagram Live at @urbnburn. Another example is walking. If you love to walk, then do that! We always encourage people to move their bodies in the way they enjoy. Eventually you may want to try different things, and you might surprise yourself along the journey!
Recruit a Friend
Enlist a buddy to join you! Training (in whatever modality you choose), is always more fun with a friend! When you workout with a partner, you are inclined to hold yourself accountable, and there is also another person depending on you to show up. Both of you can support and encourage one another.
Take a Break
Rest, nutrition, and recovery are a huge part of your training. This is the most overlooked part of any program, and we are all guilty of this from time to time. When we give ourselves the permission to rest our bodies, all the hard work we are doing is actually helping the progress to take effect on our bodies. Proper nutrition helps to fuel and repair muscle cells. It’s important to prioritize proper sleep and keep those stress levels down. In this time of uncertainty, this can be quite challenging. Certainly exercise helps, but also warm baths, meditation, and reaching out to friends and loved ones for emotional support.

The state of women in real estate
According to a 2019 report by Commercial Real Estate Women (CREW), women make up a sizable percentage of the commercial real estate workforce in the US. They hold 54 percent of mid-level and senior positions in the industry.
However, as we look further up the ladder, that percentage dips to just 27 percent for the ranks of SVP, managing director, and partner level positions. In C-suite positions, women only account for 9 percent of such roles.
In another study by the Urban Land Institute’s Women’s Leadership Initiative, women make up 25 percent of the membership of the real estate and land use organization. But they only account for 14 percent of its CEOs.
This gender gap starts even before women enter the workforce. Approximately 73 percent of real estate related degrees (undergraduate and graduate) are obtained by men.
Similar to other industries, women account for over half of the overall workforce, but hold lower-level, administrative and clerical roles. Meanwhile, their higher-educated male peers receive promotions and growth opportunities that ultimately translate into the gender wage gap we see today.
Women in commercial real estate (CRE) earn 23.3 percent less than men. This is higher than the US national average gender wage gap of 18 percent.
“Overall, women are underrepresented in our field and the onus to level this playing field and open doors is on the leadership of the industry at every level,” says Jeremy Brutus, Co-Founder and President of URBN playground.
“Over the years, I have seen more women in management positions in commercial real estate,” adds Amy Blitz, Co-Founder of URBN Playground. “However, it's still considered a male-dominated industry, especially when it comes to ownership and real decision makers.”
The case for closing the gender gap
Yet there are significant incentives for companies to close this wage and leadership gap.
According to the same CREW report mentioned above:
Companies in the top 25 percent for gender diversity are 15 percent more likely to have financial returns above their industry medians.
Innovation is six times higher at companies with the most equal workplace cultures.
Changing board composition to include 30 percent female representation could add up to six percentage points to a company’s net margin.
“I think that having strong women leading our team at URBN is the reason we are successful!” adds Jeremy.
“The statistics just underscore this. And many organizations are trying to change, but this is a systemic challenge. The important thing is coming together for awareness and setting initiatives to ensure change as an organization. This includes ensuring female staff are supported both at work and at home - and opening up doors for them at the very top levels. In this way, URBN Playground is ahead of most. We realize our obligation, we understand there is more to do and we take it seriously.”

At URBN Playground, in line with the 2021 theme for International Women’s Day, we continue to #ChooseToChallenge this status quo for women in CRE.
Since UBRN Playground was established by our co-founders, Jeremy and Amy, strong female leadership and a diverse team has been part and parcel of our culture and identity.
Currently, our leadership team is 60 percent women, and that same percentage is seen across our staff overall.
“We are proud to say our President is a woman, our Head of Marketing and Product is a woman, and our Chief Technology Officer is as well,” says Jeremy. “This also precipitates a flow throughout the organization and represents itself in our hiring, initiatives, and diversity. With regards to the gender gap seen on average in our industry, we can with confidence say that is not true in any way, shape or form, at URBN Playground.”
Recently, we nominated one of our female team members, Anacelle Bautista, for Real Estate Weekly’s annual 2020 “Rising Stars” list. Anacelle is not only a woman, but a person of color in an industry that is largely dominated by white men at the very top levels.
“We’re incredibly proud to say that not only did Anacelle win, but aside from her win, she has been consistently delivering value to our team, overseeing our efforts to shift to digital in the pandemic, resulting in an amenity tech platform rolled out to more than 13,000 apartment units,” emphasizes Jeremy.
He adds another anecdote: “A recent hire expressed that she was struck by how open URBN was and by how diverse an organization we are, and that she had never worked with a firm with this level of diversity before.”
What’s next for URBN Playground in supporting women in the industry? Looking forward, Amy explains, “I'd love to be able to offer leadership/management development opportunities to all of our employees so they can continue to grow with us. Currently, I hope that our junior employees who see me as the co-owner and observe our women-dominated leader team in action will feel inspired in their own careers, to chart new paths that go beyond the status quo.”

How Will Amenity Trends Evolve After COVID-19?
It has been a year since COVID-19 first struck, and countries throughout the globe are still grappling to contain the spread of the virus. In December 2020, World Health Organisation chief Tedros Adhanom Ghebreyesus said that “history tells us that this will not be the last pandemic, and epidemics are a fact of life”..
It has been a year since COVID-19 first struck, and countries throughout the globe are still grappling to contain the spread of the virus. In December 2020, World Health Organisation chief Tedros Adhanom Ghebreyesus said that “history tells us that this will not be the last pandemic, and epidemics are a fact of life”.
Consequently, amenity designs initially put in place to facilitate a lifestyle of working from home and to maintain hygienic practices will not only remain while COVID-19 is at large, but also become the norm in the long-run. Cognizant of these developments, we foresee three amenity trends will shape the development of new properties moving forward, and these are:
1. Making the home conducive for working,
2. Enhancing building safety and convenience, and
3. Innovating amenities to meet increased demand for recreation.
Making the home conducive for working
We previously looked to our homes as a refuge and peace of mind after a long day’s work, as well as a safe zone to spend quality time with family and friends. While we hope that the spread of COVID-19 will ultimately abate and our lifestyles regain some semblance of normalcy, it is likely that working from home arrangements will remain in the short-term and become the first line of defense in future pandemics.
For many of us the shift to working from our homes can be discombobulating, as most of our homes are not equipped nor designed to be workstations. Working from home also means our work stresses previously confined to our offices will now pervade the sanctuary that is our homes.
Nevertheless, smart amenity design can address working from home needs. Wall partitions and foldable furniture that can be easily removed enables families to create bigger play or communal areas for quality family time. Conversely, these partitions and furniture can be installed during schooling and working hours to enable members of a family to attend classes or join video conference meetings in private.
Properties can also have designated floors as co-working spaces. Co-working spaces have gained popularity over the last decade and was initially established as an alternative for companies to rent working spaces on-demand as opposed to having to buy office spaces. The appeal of co-working spaces lies in its flexibility to cater to the many needs of an office, from having sound-proof booths to take conference calls and movable furniture to meet the needs for a group discussion or just private rooms for those who wish to work privately.
Enhancing building safety and convenience to services
Besides catering to working from home needs, amenity design will continue to prioritize the safety to its inhabitants without compromising convenience and accessibility. Health experts have always advised to practice proper hygiene measures long before the onset of COVID-19. Both governments and citizens now recognize the importance of hygiene practices in protecting against the spread of COVID-19 and other bacteria and viruses. As such, amenity design moving forward will incorporate sophisticated technologies to mitigate the spread of harmful biohazards without drastically affecting residents’ lifestyles.
“September 11th transformed the way we look at airport and building security. Metal detectors and limits to liquids you can carry onboard a plane are now commonplace at most international airports. Global terrorism was never on the minds of developers until the unthinkable happened. The same fundamental re-evaluation is happening now with building design.”
“COVID-19 has forced us to rethink how a building can be designed, and has accelerated trends already at work when it comes to building design. Firstly, buildings must be designed to protect inhabitants against deadly pathogens, but more importantly, design must take into account how we’ve fundamentally changed, the importance of more space, improved air quality, and flexible space. This involves promoting hygiene practices seamlessly and conveniently for tenants and residents so that they don’t even realize these amenities are there and feel a sense of returning to normalcy”, says Jeremy Brutus, founder of URBN Playground.
Entry and exit points to a building will employ motion sensor technology and sliding doors to eliminate the need for physical touch. Buildings can provide authorized access to residents via access cards in lieu of physical keys and locks or keypads requiring password access. With shopping shifting to online channels, new buildings will have centralized and sophisticated inventory management systems to store delivered packages for residents and eliminate physical interactions made in door-to-door deliveries.
Frequently used appliances will be replaced with electronic alternatives such as motion triggered faucets, toilet flushes, hand dryers and trash cans. Similarly, automated environmental controls remove the need for inhabitants to adjust the room temperature and can be programmed to only operate whenever a user is present, thus conserving electricity. Electronic disinfecting aerosols can be installed and programmed to periodically disinfect the air. These tools have the added advantage of reducing wastage when not in use and scores brownie points for the environment.
Innovating amenities to meet new demand for leisure and recreation
Finally, innovations to amenity design will also take place in the sphere of recreation and leisure. Most forms of conventional and recreational activities, from a walk in the park to going to a gym are now more difficult to access. Moving forward, developers have to rethink of how recreational space and amenities will be developed. This involves being mindful of social distancing needs while catering to the increased demand for public spaces and amenities owing to reduced options beyond home.
Apps like Amenity Boss and URBN Playground’s own proprietary app allow residents to book amenities directly using smartphones. The use of apps also allows building management to manage and limit the number of users to an amenity in adherence to social distancing requirements. Gym facilities are now built with additional space with separate rooms to accommodate different uses – one section for cardio machines, another for yoga studios and a third for free weights and machines. Sections within the gym are further demarcated and limited to several users to observe social distancing. Hand sanitizers and sprays are provided, and users are expected to spray and wipe equipment after each use. It is also common for gyms to be open 24/7 to accommodate more users to spread out in a day.
Outdoor amenities will similarly be revamped. Residential parks featuring multiple walking and biking paths will serve as alternatives to reduced access to outdoor parks. Pocket gardens can be made for residents seeking a quick getaway, while pet-wash stations can be set up to cater to pet owners. Outdoor sports with minimal physical contact such as tennis and squash courts could now be incorporated in new buildings.
Next steps: Planning ahead for uncertain times
The pandemic has undoubtedly altered our lifestyles and routines from previously ‘normal’ times. While many other aspects and activities in our lives remain in flux, COVID-19 has permanently altered our behavior with regards to personal hygiene within living spaces, particularly our homes. Precautionary measures involving good hygiene practices and social distancing are here to stay well past COVID-19.
Amenity design for the future must account for making the home conducive for working, enhancing building amenities in terms and safety and convenience as well as innovating amenities to cater to the new demands for recreation and leisure.

Have your resolutions fallen off the tracks since the start of the year? As January comes to an end, many of us are asking ourselves the age-old question, ‘Why do I keep making resolutions every year when I barely make it past the first month?’
New year, new me
We obsess about January resolutions every year, despite hindsight reminding us of the unfinished (or unstarted) resolutions of yesteryears. We tell ourselves each year that this time will be different.
The media doesn’t help either - bombarding us with hopeful slogans such as “30-Day Cleanses” or “Dry January Challenges”. Every year, we mark our calendars for January 2nd with hopes of redemption to fix, clean and improve ourselves.
Perhaps this year, in 2021, we need to give ourselves more grace. This January has been unlike any other. In addition to the unfilled promises to ourselves from the past, we are living in a pandemic that is still afflicting billions of lives globally. Like so many people, I too still find myself plagued with questions and doubts such as ‘Why hasn’t the world changed yet? Why haven’t I changed? I can’t seem to get out of bed! No wine seems able to squelch the anxieties I still feel every night, nor the pint of Ben and Jerry’s. I told myself 2021 would be THE year, yet here I am still feeling terrible’.
Letting go of control
Recently, I came across a curious statement: A good resolution for the upcoming year can be just simply living to see February. While this might sound humorous or morose (depending on how you view it), I realized there was great power in the simplicity of this statement.
Many of us still feel a strong undercurrent of anxiety because of the persistent fear of uncertainty, loss, and of the future. How can we expect to crush our goals, have our best year ever, and pull ourselves up when we don’t even know what tomorrow will bring? Many of us have experienced the loss of our jobs or our loved ones, both of which greatly shapes our identity and self-esteem.
This fear further fuels our desire and hope for a Great Change in 2021 for the better. But here’s the truth, life is always uncertain. We are driven by the illusion that changes in life and within ourselves are on a timeline; we believe that we are in control of our outcomes and that we know what is coming, but do we ever?
What if we reframe to view the pandemic as a means to rebuild ourselves? Perhaps we can view the pandemic as an opportunity to finally let go of the illusion that we are in control of our outcomes. Freed from these expectations, we can focus on our internal selves and let go of the notion that we can and should control external events to be truly happy. We can practice living in the moment each day, knowing that the world’s destiny (and our own), is ultimately out of our control. Sometimes, we do not need to be the masters of our own fates.
If not now, then when?
So then what does it mean to be in the New Year? Well, it is just the same as it is to be in a new day, in a new moment. Each moment is our opportunity to align ourselves with our intentions of the day. Living in the day, in the present moment, lets us off the hook in trying to control tomorrow’s outcomes.
It means that we can take actions within each day to take care of ourselves, nurture our spirits, and allow ourselves to feel whatever feelings we are experiencing in the moment. Right now self care may be staying in bed, taking a pause and eating that ice cream, or maybe taking a walk, calling a friend, or picking up that journal and writing down all the things that we are grateful for today.
Instead of seeing 2021 as the great fix, we can see each day within this year (and every year) as our opportunity for a reset. Perhaps today is our opportunity to let ourselves off the hook in trying to adhere to an idea of what a “good” person, or a “successful” person is. We can change our intention to be a person who is present and “in the process” of life each day, of every moment.
By aligning ourselves with a gentle intention borne from our present state, we can release ourselves from the weight of the “shoulds”. Our new intention can be, “Today I won’t ‘should’ on myself; I can instead be present and allow myself to take actions (or pause) in order to satisfy my needs today. Whatever timeline someone else is on is none of my business; I will stick to my own timeline and journey.”
Parting words for 2021
Who knows what 2021 will bring? Who knows what tomorrow will bring...let alone the next hour… and the next moment? We can believe that a shift is coming, but that shift is happening in each and every moment. All we need to do right now is to stay open, stay hopeful, and allow ourselves the permission to feel it all, the ups and downs and peaks and valleys. The Great Change IS coming, all we need to do is stay open and embrace it when it arrives.

Few would have thought that New York City today would so closely resemble Will Smith’s 2007 sci-fi horror, “I Am Legend”. The fears of solitude that beset Will Smith’s character, Dr. Robert Neville, in post-apocalyptic New York are very palpably felt by citizens all over the world today with the onset of COVID-19.
To curb the spread of COVID-19, governments worldwide have put citizens through a series of lockdowns and social distancing measures; cities and towns once bustling with activity are now sparse. Establishments that remain open require customers to wear masks, keep their distance, and have their temperatures checked prior to entering any premises.
The Costs of Social Distancing
While social distancing has become the new normal, it is not without its costs. Humans are social creatures; most of us are not accustomed to living within the same four walls with reduced in-person social interactions for extended periods. This can be doubly stressful for the most at-risk groups of people, particularly the elderly and immunocompromised. Research indicates that loneliness and social isolation could have adverse impacts to mental health, such as reduced sleeping hours, poor self-rated health, and deteriorating cognition. In extreme cases, it is associated with suicide and suicide attempts among older adults.
To compound our challenges further, we have also had our mobility and recreation restricted. This not only limits recreational activities that helped us contend with the stresses of daily life in ordinary times (stress that is now compounded with COVID-19), but also deprives us of physical contact with friends and family who we would turn to for support and love. The World Health Organization reports that COVID-19 had disrupted access to critical mental health services in 93% of countries worldwide, while the demand for mental health continued to increase.

Tips to Build Connection in a Contactless World
Tip 1: Make use of your time to catch up with friends and family
While curfews and lockdowns may confine you to your homes, this could actually give you better opportunities to connect with others than you otherwise could in a normal hectic working day. Working from home eliminates commuting while travel restrictions frees up time from your schedule otherwise spent transiting.
With more time on your hands, you can finally reach out to that relative or friend overseas that you have not spoken to for a while who is also likely confined at home. Video calls make interactions more personable in real-time without having to leave your doorstep. Why not spend some time teaching elder relatives and family members how to use one of the many video call services, be it Zoom, Google Hangouts, Skype, WhatsApp or Facebook?
Tip 2: Make it fun - Two’s a crowd, three’s a party!
To spice things up further, incorporate online games, group fitness classes and virtual parties to include more participants and activities to liven up the atmosphere. The internet hosts a plethora of options depending on your preferences. A quick Google search will list virtual gym classes at a time and date of your choosing that will get your heart pumping while meeting new people. (Speaking of which, URBN Playground offers its very own fitness program, URBN Burn, if you are interested in getting fit while building community!)
If you wish to do something more relaxing together, you can host Netflix watch parties through the Netflix app itself, or using online apps such as Teleparty. Or, take board game night virtual, with plenty of options to play traditional board games online on sites like Board Game Arena, Yucata, Happy Meeple and more.
For those of you who prefer a more personal touch, you can send a touchable gesture of love by making and sending hand-made gifts like origami, drawings and paintings to your friends and family through the mail.
Tip 3: Educate yourself
COVID-19 has forced many schools and universities to shift their classes to online channels. If you find yourself with time to spare and had always have a desire to pivot into other careers but never had the time to upskill yourself, you can finally explore alternative career paths on your downtime. If you are looking for classes to enroll into, massive open online courses such as Coursera and EdX offer a range of classes by the world’s top educational institutions covering almost every subject imaginable with options to obtain certifications if you wish to spruce up your resume.
DataCamp allows you to upskill yourself in coding and tech skills that are highly in demand in the market today. Online classes also give you the opportunity to meet like-minded individuals keen to pursue the same interests you are, and the opportunity to interact directly with leading minds of their respective subject areas.
Tip 4: Get involved in your community.
The pandemic has caused widespread unemployment, and many disenfranchised individuals and communities have been hit doubly hard. Charities and non-profits need to not only raise financial support to continue operations and provide for the needy, but require more minds and helping hands than ever. You can consider volunteering your time, energy and resources to these causes and make a difference on the lives of others in these difficult times. Research supports that volunteering and aiding others also benefits you through lowered stress and lowered risk of depression while expanding your social network and increasing your social interactions.
While Covid-19 may have robbed us of our physical connection to each other, it’s also a good time for us to take a pulse check on the health of our relationships, and seek out new opportunities to strengthen the connections we treasure, and build new ones we wouldn’t have built otherwise.
How to Increase Your Range of Motion: The Importance of Mobility
Why is mobility important? To have adequate fluid movements, our bodies need to have optimal mobility around certain joints (this introduces a fine line/lovely dance between mobility and its equally-important cousin, stability). Mobility can increase our range of movement so that we can perform exercises or sports we want to participate in, to improve our quality of life. It also decreases the likelihood of muscle imbalances, pain, and injury.
Why is mobility important? To have adequate fluid movements, our bodies need to have optimal mobility around certain joints (this introduces a fine line/lovely dance between mobility and its equally-important cousin, stability).
Mobility can increase our range of movement so that we can perform exercises or sports we want to participate in, to improve our quality of life. It also decreases the likelihood of muscle imbalances, pain, and injury.
We’ve put together a few examples of active mobility exercises that one can incorporate into their day. Just a little at a time can make a big difference in how our bodies move and feel.
Exercises for Ankle Mobility
Elevated Ankle Circles (seated on floor)
Instructions:
Anchor one foot over the opposite leg - either with both legs extended or with your legs forming a figure four (knees bent, one foot over opposite knee). Start by turning your ankle clockwise in circles for the prescribed duration. Then switch to counterclockwise circles. Lead with your big toe.
Keep your movements small and focus on only using your foot and ankle, not your entire leg.
Achilles Tendon Stretches (standing, with 3 x 30-second hold)
Instructions:
Standing next to a wall, place your hands on the wall, at eye level.
Step one leg behind you. Keeping your back heel on the floor, point your toes straight ahead.
Bend your other knee toward the wall, keeping your back leg straight and engaged.
Lean toward the wall until you feel a gentle stretch in your calf. Don’t lean so far that you feel pain. Hold for 30 seconds.
Repeat step 3, but this time, bend the back knee and hold for 30 seconds.
Switch legs and repeat. Repeat each hold three times.
Exercises for Hip Mobility
Scorpion (2 x 10 reps per side)
Lie flat on your stomach with your arms straight out to your sides and your feet together.
Lift one leg off of the floor, crossing it over to your other side while twisting your hips until your foot touches the floor. Hold, then return to the starting position.
Kneeling Fire Hydrant (2 x 10 reps per sides)
Begin on all fours with your hands directly under your shoulders and your knees directly under your hips.
Moving from your hip, lift your left knee up off of the ground. From here, draw an imaginary semicircle with your left knee, slightly opening your hip and moving your knee forward.
Complete the motion by bringing your left knee back underneath your left hip. Avoid shifting your weight to the right side. This counts as one rep.
Complete two sets of 12 reps for each leg - one set clockwise, and the other counterclockwise.
Exercises for Thoracic Mobility (Torso and Rib Cage)
Deep Lunge with Windmill (2 x 6 reps per side)
Kneel in a split stance with your right foot forward and your left foot back. Square your hips. For an easier modification, you can rest your back knee on the floor.
Bend your right knee so that it is at about a 90-degree angle.
Place your right hand on the floor and left arm off to the side
Allow your left arm to go up and around with your eyes focused on the moving arm.
Keep your shoulders relaxed, your hips even, your chest open.
Posterior Line Stretch (2 x 10 reps)
Sitting down, interlace your fingers and pull your head downwards, bringing your chin closer to your upper chest.
Make sure to round the upper back.
Aim to feel a stretch between the shoulder blades.
Take deep breaths, aiming to breathe into the area where you feel the stretch.
Raise your head back up while exhaling, and lift your chin and elbows up toward the sky.
Try any of the following exercises for the next week, as often as you remember (at least once every two days), and let us know how you feel!

2020 Year in Review
During this year, at URBN Playground, our number one priority has been keeping our communities safe - from our customers and residents to our staff, including all our frontliners, the heroes behind the scenes who keep things running safely and smoothly even as the pandemic persists.
2020 has been a year unlike no other. We saw how quickly Covid-19 turned the world upside down, and grieved the loss of normality as lockdowns forced us to stay inside. We canceled our travel plans, found new ways to keep ourselves entertained indoors, developed a newfound appreciation for nature, tried to stay sane amid the uncertainty, and missed our friends and loved ones.
During this year, at URBN Playground, our number one priority has been keeping our communities safe - from our customers and residents to our staff, including all our frontliners, the heroes behind the scenes who keep things running safely and smoothly even as the pandemic persists.
In the middle of the challenges this year brought, we’ve also seen a few bright spots amid the turbulence that has been 2020. As we look back on the year, we’d like to share some of our proudest moments - and to say a big thank you to our communities, friends, and partners for being part of this journey with us, and for trusting us.
Launch of URBN Playground App
Covid-19 has shown us how integral technology is to our daily lives. In early 2020, we officially launched our proprietary white-label concierge and service booking app, allowing residents of a building to easily book housekeeping, delivery, or fitness and lifestyle services ranging from personal training to cleaning, dog walking, and laundry services - all at the tap of a button.
To date, the app has been rolled out in over 60 buildings across the United States. In the wake of the COVID-19 outbreak, the app allowed for pre-programmed limitations on headcount to be set for booking fitness services, to comply with social distancing regulations.
Launch of URBN Burn Fitness Program
To provide customers with the flexibility to work out at their convenience, since last year, we began investing into producing high quality fitness training videos as part of a digital workout program. This became especially relevant during COVID-19 to help residents stay fit during the pandemic. During lockdowns, we decided to offer a portion of URBN Burn programming free of charge to all customers via Instagram Live and video recordings made available on the URBN Playground website - and this programming is still freely available on our IGTV.
Expansion into Texas, Arizona, Georgia, and North Carolina
In 2020, we expanded our reach beyond the Tri-State Region to launch services in new cities including Atlanta, Phoenix, San Diego, Los Angeles, North Carolina, Austin, and Houston. Beyond the residential market, URBN Playground also expanded its service offerings into commercial, corporate, hotel, and spa services.
Growing our Presence by 7X
Last December, we had employees in one state. Today, we have them in seven states including the markets mentioned above. We’re excited as the URBN team grows and we’re grateful to be working with an amazing team of frontliners delivering convenience as luxury as a service!
Feature in the Jefferies Fitness & Wellness Summit
In the fall of 2020, we were invited to the Jefferies Fitness and Wellness Summit to showcase our URBN Playground proprietary concierge app as part of notable emerging technologies for the Multifamily and wellness space.
Successfully Helping Existing and New Customers React to and Navigate the Epidemic
During these changing times, we have adapted and continue to make great strides for our users and residents - it’s not simply doing grocery shopping for them, it’s being on the forefront and edge of the guidelines and operations related to service and hospitality.
We have had near zero Covid-19 cases related to our service models, because of our progressive approach in partnering with our team. We’ve provided our staff with masks, gloves and sanitizer not only on the job, but also for them to freely take home, keeping them safe beyond the workplace. We’ve increased wages for frontline workers by 15% for numerous months, to help our team afford the increased living expenses during this time.
We have pivoted our business to support our clients through transitions due to COVID-19. We have remained a resource for consultation as we have been involved with following CDC regulations and guidelines in reopening amenity spaces in many of our properties across the nation. We have been able to provide invaluable insight to many property owners and managers on what has worked or not worked in other buildings/cities. Additionally, we have been influential in working with lobby groups to provide resources to reopen amenities safely.
Selection as part of GlobeSt's Multifamily Influencers
In October, we were selected to GlobeSt's Multifamily Influencers list. The list focuses on highlighting experts in the multifamily industry who have exemplified skill and wisdom throughout the year. The 2020 list had an emphasis on how honorees have pivoted to serve clients amidst the COVID-19 pandemic and how they have contributed to the multifamily community throughout the past year. As a company with a direct impact on the lives of our clients, we are humbled to have received this recognition in result of our efforts over the past year.
Double Feature in The New York Times
In September, URBN Playground co-founder Jeremy Brutus was interviewed in the New York Times discussing “How the Pandemic Has Changed Apartment Building Amenities”. Jeremy highlighted the importance of focusing on residents and their needs in the buildings that we manage.
Since the onset of the pandemic, URBN Playground has focused on pivoting and evolving our services to accommodate the needs of residents. This has included modifying space allocation within buildings with our partners, rolling out technology scheduling capabilities for amenity spaces, launching virtual programming including fitness and events, and deploying software for symptom questionnaires and contact tracing. In December, we had the opportunity to share our perspective with the New York Times again, on how we were helping residents across 15 New York City properties make sure they didn’t miss their favorite holiday traditions. “This year we want to create as much normalcy for families,” said Jeremy in the article “Still at Home for the Holidays”.
New Opportunities on the Horizon
We have also won new opportunities that we are currently working on, including the development of over 125,000 square feet of amenities space, as well as the development of our first fully-integrated properties, from space development, to operations and technology.
We are honored and privileged to be able to continue serving our customers and communities, and to be recognized for the work we’re doing in setting standards and best practices for safe building and amenity operations amid challenging conditions.
